Every client is different—and so is every project. At Mayhew, we support two proven models for executing office fit-outs. Each has its own benefits depending on your goals, budget, and project complexity.
Construction Management (CM) Model
Hire Mayhew for design and a separate Construction Manager to build. We work together from the early stages to keep the design aligned with your budget and schedule.
Pros:
- Greater transparency and flexibility throughout the process
- Early cost insights to inform design decisions
- Direct relationships with your key partners
Considerations:
- You manage contracts with both Mayhew and the CM
- Requires ongoing coordination between the design and construction teams
Fixed-Fee Design-Build
Hire a contractor who includes design as part of their offering. Mayhew can still support by working as the interior design consultant under the contractor.
Pros:
- One contract to manage—simplified process
- Defined scope and cost from the beginning
- Efficient for fast-track or less complex projects
Considerations:
- Less design flexibility once the project is underway
- Design is led by the contractor’s team, which may limit your direct input
